Parks' Plumbing Tips - Ask the Plumber

Garbage Disposal

  • grind lemons mixed with baking soda to help keep odors away
  • use ice to keep blades sharp
  • never use with no water flowing through

House Sewer

  • have it rodded periodically for maintenance
  • have a sewer clean-out installed for better access

Grease Traps/Catch Basins

  • have it inspected and cleaned periodically
  • use grease-removing products if possible

Outside Hose Connection

  • always disconnect the hose before winter
  • have a freeze-proof hose faucet installed to prevent freezing/bursting
  • make sure caulking around it is in good shape

To help prevent sewer gas/odors

  • pour water in floor drains that are not used often

Downspouts/Roofdrains

  • keep leaves/debris-free
  • direct out of the house sewer (splash)
  • make sure water drains away from the house properly

To help prevent seepage in the basement

  • properly grade the outside of the house
  • keep downspouts clean
  • make sure masonry/tuckpointing is intact
  • keep stairwells, downspouts and window well drains clean
  • seal foundation cracks if any
  • install a chimney cap

Emergency shut-down of your water heater if leaking

  • turn the gas or electric off (gas: twist the dial on top of the thermostat from the on to the OFF position. electric: turn the power supply off at the circuit breaker)
  • turn the water supply off
  • drain heater if necessary to avoid water damage (attach a garden hose to the drain faucet connection at the bottom of the heater and run the hose to the closest working drain)
  • pull handle on the relief valve to allow air to enter the heater
  • call us for service

To help save water and money

  • install water saving restrictors or aerators on faucets
  • consider purchasing water-saving appliances
  • consider installing a tankless water heater

Dishwasher

  • if you are going away for a few weeks it is good to pour a few table spoons of rubbing alcohol into it to keep the seals from going dry while not in use

Battery Back-up Systems

  • make sure the battery backup is not on the floor but on blocks or a special platform to prevent batteries from losing charge
